We work with most types of commercial real estate bridge loans, asset backed commercial line-of-credit and special situation loans. With residential properties, we focus exclusively on non-owner occupied holdings.
Not all forms of real estate equity represent equally viable sources of lending security. We choose assets that maximize our clients’ chances of generating positive returns and minimize their risks. We are currently restricted to trust deed lending on commercial property in California and Washington. Although this encompasses a range of individual properties, we concentrate the bulk of our activities on units with less than four habitations and single-family homes, including new construction, fix and flip, and lot loans. We also lend on multi-family acquisitions and renovation projects, and centrally located retail properties. We reserve the right to change our strategies to accommodate market conditions and provide better services.
We lend as much as 70% of a property’s appraised value. Our lending specialists may consider factors like a property’s type and location, your experience as an investor and the nature of any necessary repairs.

We may choose not to lend to borrowers whose FICO credit scores fall below certain limits at our discretion. In such cases, we also reserve the right to ask these borrowers to provide larger down payments to reduce our loan-to-value to acceptable ratios.
Provided that we receive accurate, signed documentation in a timely fashion, we’re able to offer expedited loan approval processes. However, it is our experience that most loans fund in 4 – 6 weeks, subject to satisfactory documentation.
